Green Pass is accredited by the NSW Office of Environment and Heritage (OEH) to conduct NABERS ratings for office, hotels and shopping centres.
NABERS is a performance based rating tool, results are based upon a buildings operational outputs and provides star rating results from 1 -
6. NABERS rating tool is designed to provide a comparable result against other buildings in Australia based on performance, and is the industry benchmark for office buildings, hotels and shopping centres.

Additionally, NABERS is the designated tool for measuring and substantiating building performance upgrades under the Green Building Fund and the proposed Tax breaks for Green buildings. NABERS ratings may be performed on energy, water, indoor environment and waste. Additional rating tools are under development, these include data centres, employee travel, mixed use office buildings and hospitals.
NABERS validation protocol defines rules for data collection and validation. In some cases, buildings may not be rated without significant changes to sub-metering and the procedures in place for collecting and recording data.
Information required includes the following:
1. Net Lettable Area (NLA);
2. Energy consumption data;
3. Tenant lease extracts;
4. Hours of operation;
6. After hours climate requests;
6. Car Parking details; and
7. Details of Vacancies.
NABERS assessors are trained and accredited, through a stringent process. Each submitted rating incurs a level 1 audit through program administrators. Accredited assessor are skilled in the management and operation of office buildings and hotels, and are able to provide relevant and constructive feedback upon improvement and retrofit options.

With the commencement of the Building Energy Efficiency Disclosure Act on the 1st of November 2010, commercial office buildings that meet the threshold will be required to attain a NABERS rating when sold or leased. How much will a NABERS rating cost?
A NABERS rating will depend upon the size and complexity of your premise and the availability of property data.
A rating may cost between $1000 and $4000 for a reasonably sized premise.
