With 2011 in full swing it's time to re-evaluate your energy efficiency and consider new ways to capitalise on Government incentives and tax breaks.
Green Pass has been successfully completing a range of ratings pursuant to the Building Energy Efficiency Disclosure Act 2010 (the Act) since its commencement on the 1st of November 2010. In its first year of operation the NABERS component has been the only assessment tool requirement under the Act. Energy efficiency opportunities including a lighting assessment tool are still in development. Recently, the Department of Climate Change and Energy Efficiency released further details on the lighting assessment tool developments.
Tenancy Lighting Energy Efficiency Assessments under CBD
With a delay on full implementation of the tenancy lighting assessment tool until 1 November 2011 to allow for further development, testing and industry consultation, the draft rules pertaining to the tool have already begun trials across a broad range of buildings.
The Act strives to address the energy efficiency of commercial office spaces and the disclosure requirements intend to provide a potential purchaser or lessee with an indication of a building's operational efficiencies.
Tax Break for Green Buildings
From 1 July 2011 businesses that invest in eligible assets or capital works to improve the energy efficiency of their buildings may be eligible to apply for one-off bonus tax deduction.
The Government will offer a tax deduction of 50% of predefined capital expenditure investments incurred as part of a retrofit of an existing office building, hotel or shopping centre which results in increased energy efficiency.
The retrofit must be assessed by an accredited NABERS assessor such as Green Pass. To be eligible, the building must achieve an improvement in NABERS stars from 2 or lower to 4 stars or higher between 1 July 2011 and 30 June 2015.
Green Building Fund
Aus-Industry has recently released the guidelines for the current round of the Green Building Fund applicable to commercial office buildings, hotels and shopping centres.
